Roof problems

Missing or broken roof tiles

Why roof tiles and slates slip, crack or go missing, and what can be done about it.

Possible causes

  • High winds lifting tiles
  • Corroded nails ('nail sickness') on slate roofs
  • Frost damage and age
  • Moss lifting tile edges
  • Foot traffic or impact damage

Warning signs

  • Tiles or slates in the garden or gutter
  • Visible gaps in the roof
  • Daylight showing in the loft

Typical solutions

  • Replacing individual tiles or slates, matched where possible
  • Refixing slipped slates with clips
  • Re-roofing if fixings have failed across the roof

When to get it inspected

Soon after you spot it. A single gap lets rain reach the felt and battens, and wind can lift neighbouring tiles.
