Roof problems

Leaking roof

Possible causes of a leaking roof, the warning signs and how roofers typically fix it.

Possible causes

  • Slipped, cracked or missing tiles or slates
  • Lifted or split lead flashing
  • Cracked ridge or verge mortar
  • Blocked valleys or gutters
  • Splits in a flat roof covering
  • Torn or perished felt under the tiles

Warning signs

  • Brown stains or damp patches on ceilings
  • Drips during or after rain
  • Wet insulation or timbers in the loft
  • Musty smell upstairs

Typical solutions

  • Replacing or refixing damaged tiles or slates
  • Re-dressing or renewing leadwork
  • Re-bedding or dry-fixing ridge tiles
  • Patch repair or replacement of flat roof coverings

When to get it inspected

As soon as you notice water coming in. Water can travel along timbers before it shows, so the leak may not be directly above the stain — an inspection is needed to find the real source.
